Say what you will about the benefits of clean energy or the costs of pollution, the jury has returned an ambiguous verdict on the greening of the commercial real-estate market.? The niche has become mainstream. ?Anyone who says green buildings, which are certified by third-party verifiers as demonstrating superior environmental performance and resource efficiency, are ?boutique? has not been paying attention.

The commercial buildings sector boasts the most explosive growth in green building. In 2010, a third of all new commercial construction was green, amounting to a $54 billion market for commercial green buildings. By 2015, green buildings in the commercial sector are expected to triple, accounting for $120 billion to $145 billion in new construction and $14 billion to $18 billion in major retrofit and renovation projects.

But not all commercial buildings are the same. For all practical purposes, there are three classes of commercial buildings ? Class A, Class B and Class C. These classifications are commonly used as a proxy for a building?s ability to attract high-value tenants.

While there is no standard definition for what qualifies as Class A, Class B and Class C commercial buildings, the Building Owners and Managers Association suggests considering the following criteria when classifying commercial buildings:

Class A: Most prestigious buildings competing for premier office users with rents above average for the area. Buildings have high quality standard finishes, state of the art systems, exceptional accessibility and a definite market presence.

Class B: Buildings competing for a wide range of users with rents in the average range for the area. Building finishes are fair to good for the area. Building finishes are fair to good for the area and systems are adequate, but the building does not compete with Class A at the same price.

Class C: Buildings competing for tenants requiring functional space at rents below the average for the area.

In other words, Class A buildings are the most desirable and Class C buildings are the least desirable from the typical tenant?s perspective. Greater desirability means more money. It turns out Class A is where the green paradigm has achieved the deepest penetration.

?Green building is fundamentally altering real estate market dynamics ? the nature of the product demanded by tenants, constructed by developers, required by governments and favored by capital providers,? according to RREEF Research. ?The upshot will be a redefinition of what constitutes Class A properties and even institutional-quality real estate.?

The predicted ?upshot? is rapidly becoming a reality in Manhattan?s commercial real-estate markets, which is dominated by Class A properties. In Manhattan, Class A office buildings account for 61% of the total market. Class B buildings make up 26% of the market and Class C accounts for the remaining 13%, according to Cushman & Wakefield.

While stricter government regulation may ultimately make green buildings the de-facto standard for new and renovated buildings in the future, tenant demand is the primary reason why green buildings are becoming mainstream in today?s Class A commercial real-estate market.

?At Hines, we specialize in Class A space, and we?ve reached the point where clients don?t think it?s Class A unless it?s green,? said Jerry Lea, the Executive Vice President of the real-estate investment and management firm.

Many tenants are willing to pay a premium for space in green buildings because of the lower operating costs, higher worker productivity and reputational benefits associated with the superior environmental performance of green buildings.

If the past presages the future, today?s green buildings market is chump change compared to the opportunity likely to come down the pike over the next decade. To put the scale in perspective, in 1995, the total floorspace of U.S. commercial buildings ? 58.8 billion square feet of floorspace ? exceeded the total area of the State of Delaware and amounted to more than 200 square feet for every U.S. resident.

In our last home build blog, we talked about signing the building contract, and picking out some more finishes. Since then we?ve lined up insurance, had an appraisal, and finalized the construction loan. Of course, we are still trying to plan out the little details in the house, too.
With everything lined up and ready to go, we can now close on the lot and start building. We?ve got a closing scheduled for this coming Monday, and the builder is just waiting for the go head. There?s even a backhoe sitting on our lot already. The builder tells us he will be scraping dirt on Tuesday, surveying on Wednesday, digging on Thursday, and starting on footings by Friday.

The big talk in the neighborhood has been ?The Rock?. Our lot had a huge rock sitting on it that the developer had just left there years ago. We talked about the possibility of keeping it because it seemed like a fun thing for kids to climb on down the road. Although, this rock took up a good chunk of yard space, and it would be nearly impossible to move out between houses later. The developer planned to get rid of it, so we told him to go head. In any case, we came to find out that the rock was kind of a congregating place for the neighborhood kids. We have several friends that live in the neighborhood and have already met a few neighbors.?It seems like every time we talk to someone in the neighborhood they ask ?what?are you going to do with the rock?? ?We kind of feel bad getting rid of a neighborhood landmark, and wondered if it could be moved to the nearby park. However, it turns out the developer has already started to smash it up in order to move it out. Hopefully the neighborhood kids will forgive us.

We are excited to get this property closed and get the construction started!

Frease's 25 points lift Xavier over Lehigh 70-58

GREENSBORO, N.C. (AP) ? Xavier is making a habit of reaching the round of 16.

Senior center Kenny Frease scored a career-high 25 points to go with 12 rebounds, and the Musketeers knocked off upset-minded Lehigh 70-58 Sunday night to advance to the regional semifinals of the NCAA tournament for the fourth time in five years.

Xavier was ranked as high as eighth in the country earlier this season, but a midseason bench-clearing brawl that resulted in player suspensions seemed to turn the season on a sour note. They lost their edge and had to battle to make the tournament.

But they seem to have rekindled their momentum.

"We ultimately knew we had talent, but for whatever reason things just weren't clicking," Frease said. "We're coming together at the right time. It feels real good to get back to the Sweet 16."

Lehigh, which stunned No. 2 seed Duke on Friday, was looking to become the first 15 seed to make it to the tournament's second weekend.

But the 7-foot Frease stood in the way.

He dominated in the paint, hitting 11 of 13 shots, and Tu Holloway was his normal productive self with 21 points as 10th-seeded Xavier (22-12) moved on to play No. 3 seed Baylor on Friday in the South Regional at Atlanta.

"Lehigh is a very good team, but they're also small," said Xavier coach Chris Mack. "I'm sure they don't face the type of size that Kenny presents. We just wanted to be able to get the ball to Kenny, and fortunately he was able to finish."

Frease was quick to turn the praise to his teammates after what Mack called his best game as a Musketeer.

"My guards put me in great position," Frease said. "I wouldn't have been able to score if it wasn't for those guys putting me in good positions and finding me at the right time. It made my job pretty easy. All I had to do was turn and finish."

Lehigh center Gabe Knutson, who gave up three inches and 55 pounds to Frease, said he tried the best he could to defend Xavier's burly big man.

"I didn't do as good of a job as I could have defending him, but he's a tremendous player and he had a tremendous night," Knutson said.

Lehigh's shooting, on the other hand, wasn't so tremendous ? particularly in the second half with two separate stretches in which the team didn't make a basket for more than 6 minutes.

The Mountain Hawks shot 5 of 34 (14.7 percent) from the field in the second half.

The Musketeers held C.J. McCollum, the nation's fifth-leading scorer, to 14 points on 5-of-22 shooting and overcame a 15-point first-half deficit. He came in averaging 21.9 points per game and scored 30 in the win over Duke.

"I just wasn't making shots," McCollum said. "I just missed some shots tonight, and offense is going to come and go. We still have to get stops on defense, and we didn't do that tonight."

Mackey McKnight had 20 points for Lehigh (27-7), which tied a Patriot League record for wins in a season.

The Musketeers won despite playing most of the game without their third-leading scorer, Dezmine Wells. He injured his right toe in the first half and did not return.

Mack said he will be reevaluated this week but is hopeful he can play against Baylor.

The Mountain Hawks started strong, opening a 35-20 lead behind 53 percent shooting and 14 first-half points from McKnight. But after McCollum picked up his second foul Xavier clawed back to cut the lead to 37-33 at halftime behind a 3-point buzzer-beater by Holloway.

The Mountain Hawks went more than 7 minutes without a field goal to start the second half ? missing their first 10 shots from the field ? and the Musketeers took advantage by going on a 14-3 spurt to take a 47-40 lead.

The Mountain Hawks fought back again, however, tying the game at 52. That's when Xavier took over for good, closing with an 18-6 run.

Holloway, who had to change his jersey number in the second half from 52 to 24 after getting blood on it, led the charge.

He hit a 3-pointer with 6:58 remaining to give the Musketeers a 55-52 lead they never relinquished.

He scored 15 of his 21 points in the second half. That came two nights after he scored 17 of his 25 after halftime in a win over Notre Dame.

Holloway said getting back to the round of 16 showed Xavier's resolve.

"Coach Mack was talking to us about how everyone's taking shots at us around the country," Holloway said. "After going through so much, we're still standing today in the last 16 teams. And it showed. It just shows the character."

Pharmaceutical companies, advocacy organizations and universities join forces to discover new drugs and assess novel treatment approaches for autism

An international consortium of scientists, led by Roche, King's College London, and Autism Speaks, is collaborating on one of the largest ever academic-industry research projects to find new methods for the development of drugs for autism spectrum disorder (ASD).

European Autism Interventions A Multicentre Study for Developing New Medications (EU-AIMS) is the largest single grant for autism research in the world and the largest for the study of any mental health disorder in Europe.

The project, which will take place over the next five years, brings together top scientists from universities around the world, experts from Autism Speaks the world's leading autism science and advocacy organization as well as major global drug companies from the European Federation of Pharmaceutical Industry Associations (EFPIA) including Roche, Eli Lilly, Servier, Janssen Pharmaceutica, Pfizer and Vifor Pharma.

Autism Spectrum Disorders (ASD) affects an estimated 1% of children worldwide and more children will be diagnosed with autism this year than with AIDS, juvenile diabetes and pediatric cancer combined. With a wealth of knowledge and research findings related to ASD emerging every year, it has been hard to take these findings from the bench to the clinic.

Robert Ring, Vice President of Translational Research for Autism Speaks said: "The lack of effective pharmacological treatments for ASD has a profound effect on patients' lives. We are excited that with this unique collaboration we may see a real shift in future treatment for this devastating disorder."

EU-AIMS will focus on three areas: the development and validation of translational research approaches for the advancement of novel therapies for ASD; the identification, alignment, and development of expert clinical sites across Europe to run clinical trials; and the creation of an interactive platform for ASD professionals and patients.

By the end of the project, EU-AIMS expects to provide novel validated cellular assays, animal models, new fMRI methods with dedicated analysis techniques, new PET radioligands, as well as new genetic and proteomic biomarkers for patient-segmentation or individual response prediction. It aims to establish a research network that can then move on to testing the investigational treatments in humans.

King's College London leads an academic partnership of 14 European centres of excellence comprising Biozentrum Universitt Basel (Switzerland), Birkbeck College, University of London (UK), Cambridge University (UK), Central Institute of Mental Health Mannheim (Germany), Commissariat l'Energie Atomique et Aux Alternatives (France), the European Molecular Biology Laboratory (Germany), Institut Pasteur (France), Institute of Education (UK), Karolinska Institute (Sweden), Max-Planck Institute of Experimental Medicine (Germany), Radboud University Nijmegen Medical Centre (The Netherlands), University "Campus Bio-Medico" (Italy), University Medical Centre (The Netherlands) and University Ulm (Germany).

Two other pharmaceutical small and medium-sized enterprises (SME): deCode Genetics (Iceland) and NeuroSearch (Denmark) will contribute to the success of EU-AIMS, while the SME GABO:mi (Germany) will be managing the project.

Professor Declan Murphy, King's College London said: "This ground-breaking integrated research effort is unprecedented and is designed to allow us to change the scientific landscape of autism research and clinical drug development throughout Europe."

Luca Santarelli, Global Head of Roche Neurosciences said: "This collaborative effort is in full alignment with Roche Neurosciences strategy which is to develop personalized treatment options for serious patient needs." Will Spooren, Project Coordinator of EU-AIMS and group leader Behavioral Pharmacology at Roche Neuroscience, added: "Recent genomic and functional studies have shed light on the pathophysiology of autism. We need to work together if we want to fully harness those developments and pave the way for new treatment options which would cluster ASD patients sharing common pathophysiological features."

The research of EU-AIMS receives support from the Innovative Medicines Initiative Joint Undertaking under grant agreement n 115300, resources of which are composed of financial contribution from the European Union's Seventh Framework Programme (FP7/2007-2013), from the EFPIA companies' in kind contribution and from the Autism Speaks resulting in a total of USD $38.7 million.
